About LIV Albert Fields
LIV Albert Fields is Mirvac's third Build-to-Rent property in Melbourne, located in Brunswick, approximately 6km north of the Melbourne CBD.
Ranging over two buildings that are 8 and 11 levels, LIV Albert Fields will offer 498 residences with a mix of studios, one, two and three-bedroom apartments. The project will feature over 2,200sqm of residential amenity including a dedicated health and wellness facility, co-working, workshop, pet wash, communal laundry, private dining, multi-purpose spaces, rooftop terraces, and many more amenities.
Designed by Fieldwork, Breathe and Openwork and situated between Brunswick’s Clifton and Gilpin Parks, LIV Albert Fields will be among the first of its kind: a neighbourhood designed and built entirely for renters, that puts people at the centre of the design process.

Design Features
Construction Updates
Hours of site activity will be in accordance with Merri-bek City Council guidelines, as follows:
- 7.00 am to 6.00 pm Monday to Friday (other than a Public Holiday); and
- 7.00 am and 1.00 pm Saturday.
While works are being undertaken, there will be a certain unavoidable level of noise and disruption. The site team will work to ensure that all works will be undertaken in accordance with authority approvals. In addition, the following measures will be implemented to ensure the safety of the community and workers:
- maintenance of site perimeter and hoarding;
- traffic control and signage during work hours;
- maintaining safe pedestrian access on Albert Street;
- dust suppression; and
- sediment control with regular street sweeping of Albert Street.
Indicative Program
Practical completion is currently expected in late 2025.
Traffic Management
All construction vehicles will have access to the site from 2 locations on Albert Street. Traffic controllers will be located on Albert Street to safely manage construction vehicle movements to ensure that there is minimal impact and safe passage to pedestrians, cyclists and general traffic.
Construction Waste
Mirvac strive to maximise the re-use and recycling of all construction materials being used and stored on site. At LIV Albert Fields, the project will aim for >95% of waste to be diverted from landfill by recycling, reusing or other methods.
Environmental Remediation
All works on site will comply with a Construction Environmental Management Plan prepared by an Environmental Engineer. This document provides relevant guidance to ensure matters arising from the condition of soils and groundwater at the site are appropriately managed during site redevelopment. Prior to the commencement of construction, the CEMP is verified by an independent Auditor that is appointed under the Environment Protection Act 1970 by the Environment Protection Authority.

What is LIV?
LIV is designed and built entirely for renters. We are aiming to offer renters in Australia a new way of living that’s flexible, secure and community-focused. In Australia, housing affordability is an ongoing challenge – and at Mirvac, one of the ways we’re addressing this issue is through Build-to-Rent (BTR). While it’s a relatively new concept in Australia, the BTR model is successful in many overseas markets, and we’re excited to lead this here at home. BTR also recognises that those lifestyles are changing with many people choosing to rent. While each LIV community will be unique to their city location, they’re also united by common characteristics:
- Secure lease terms. Renters have a choice of duration, can add parking or storage, and even agree to pet-friendly terms.
- Rent reassurance. Annual rental increases will be capped.
- Shared amenities. Residents have access to free fitness facilities, gardens and there are resident activities and an events program to suit everyone.
- Sustainable living. LIV communities have a host of features to reduce emissions – from LED lighting and energy efficient appliances, to solar PV systems, water-efficient fixtures and smart waste management.
- Handy inclusions. Maintenance services and whitegoods come as part and parcel of each lease, and residents can even opt to have internet and utility connections taken care of prior to moving in.

How many apartments will there be?
In accordance with our approval, LIV Albert Fields will feature 498 renters-only apartments. There will be a mix of studio, 1, 2 and 3 bedroom apartments.
How many buildings will there be?
There will be two residential buildings and a north-facing community pavilion and a north-facing pavilion featuring landscaping and BBQs for public use along with a retail space.
How tall will the buildings be?
The residential buildings will range from 8 to 11 levels.

This project will bring together some of Melbourne's most thoughtful and well-regarded architects, interior and landscape designers. Key collaborators include:
- Fieldwork is an architecture practice that focuses on research and experimentation to deliver thoughtful projects that resonate with their surroundings.
- Breathe is an architecture and design practice that prioritises social, economic and environmental sustainability.
- Openwork, a landscape architecture consultancy and urban design studio that creates public spaces geared toward future living.

Will there be any retail uses on-site?

What will the community benefits be?
In line with the planning approval, we look forward to providing a landscaped public accessway from Albert Street directly to Clifton Park, creating an open and activated precinct, and providing a direct link from Gilpin Park to Clifton Park. There will also be retail offerings providing amenities for residents and locals to promote activation of spaces. LIV Albert Fields will also feature 15 Affordable Housing Dwellings. These dwellings will be offered to eligible occupiers at a discount to market rent.
Will Mirvac be engaging with the Traditional Custodians of LIV Albert Fields?
Mirvac has a vision for reconciliation which is outlined in our Reconciliation Action Plan and respectful development is one of our guiding principles, we reflect and include local Aboriginal and Torres Strait Islander histories in our projects.
The LIV Albert Fields project team has engaged with the Wurundjeri Woi-Wurrung Cultural Heritage Aboriginal Corporation to seek input into design elements and opportunities to embed Aboriginal cultural heritage through site elements including but not limited to recognition, education and support.
Through these discussions, we have learned that Brunswick was originally covered by grassy woodlands, which would have been rich hunting grounds for the Wurundjeri Woi-Wurrang people of the area. In areas surrounding Brunswick, the nearby waterways of Merri Creek and the confluence with the Yarra River at Dights Falls are significant places for the Wurundjeri Woi-Wurrang people. The nearby suburb of Fitzroy was also home to a large number of Indigenous organisations and was the birthplace of the Aboriginal Rights movement in Victoria.
It is intended that the engagement and recognition of the traditional owners of LIV Albert Fields will be ongoing for the life of the project.
