<strong>TERMS & CONDITIONS <br />
<br />
Background to Promotion</strong> <br />
<br />
1. BTR QLD Pty Ltd (ACN 644 792 370) as trustee for the BTR Foreshore Trust (<strong>Promoter</strong>) recently introduced the ‘Refer a Friend’ (<strong>Promotion</strong>). <br />
<br />
2. The Promotion will run for a limited time. The Promotion commences at 9am on 31 August 2026 and ends at 5pm on 31 December 2026 (<strong>Promotion Period</strong>). <br />
<br />
3. Under the Promotion, subject to these terms and conditions, the Promoter will provide a <strong>$250 gift card</strong> (<strong>Referral Sum</strong>) to both the Referring Party and the Eligible Tenant if the Eligible Tenant enters into an eligible lease for a term of 12 months or longer at LIV Anura (<strong>Eligible Property</strong>) during the Promotion Period. <br />
<br />
4. To be eligible, leases must be signed before 31 December 2026; and <br />
<br />
<br />
5. The following terms and conditions apply to the Promotion. By participating in the Promotion, Eligible Tenants and Referring Parties agree to be bound by these terms and conditions. <br />
<br />
<strong>Promotion Terms and Conditions </strong><br />
<br />
The Referring Party and Eligible Tenant will be eligible for the Promotion if the following terms and conditions are satisfied: <br />
<br />
6. A <strong>Referring Party</strong> is a person who: <br />
<br />
a. is a natural person over the age of 18 years and is not a company, letting agent, or person acting on behalf of another; <br />
<br />
b. is an existing tenant who has entered into a valid lease agreement with the Promoter at LIV Anura; and <br />
<br />
c. refers an Eligible Tenant to LIV Anura and ensures the Eligible Tenant provides their own details and consent by emailing the LIV Anura leasing team at livanura.leasing@mirvac.com <br />
<br />
7. An <strong>Eligible Tenant</strong> is: <br />
<br />
a. a natural person over the age of 18 years and is not a company, letting agent, or person acting on behalf of another; <br />
<br />
b. not an employee, agent, consultant, or related entity of the Promoter; <br />
<br />
c. a person who has been referred to the Promoter or LIV Anura by an eligible Referring Party and has not been referred through a third-party channel or agent; <br />
<br />
d. a person who, at the time of the referral for the Promotion, is not already on the Promoter’s database; and <br />
<br />
e. a new introduction to the Promoter and LIV Anura and must not, in the reasonable opinion of the Promoter, be in any current or prior negotiations for a lease at LIV Anura. <br />
<br />
f. has provided their own contact details and consent to participate in the Promotion by emailing the LIV Anura leasing team at livanura.leasing@mirvac.com prior to entering into a lease agreement and identifying the Referring Party. <br />
<br />
8. The Promotion is only available where a Referring Party introduces an Eligible Tenant who: <br />
a. enters into a residential lease agreement for a term of 12 months or longer during the Promotion Period; and <br />
<br />
b. successfully commences (moves into) the lease at the Eligible Property. <br />
<br />
<br />
9. The Eligible Tenant must email the LIV Anura leasing team at livanura.leasing@mirvac.com prior to entering into a lease agreement, providing their contact details, identifying the Referring Party, and consenting to participate in the Promotion. The referral must be received and acknowledged by the Promoter before the Eligible Tenant enters into a lease agreement. Acknowledgement will be provided by email to the Eligible Tenant and/or Referring Party. <br />

<br />
10. If these terms and conditions are satisfied, the Promoter will provide a $250 gift card to the Referring Party and a $250 gift card to the Eligible Tenant within 30 days of the lease commencement date. <br />
Note: The right to receive the Referral Sum may be forfeited if either the Referring Party or the Eligible Tenant fails to commence or fulfil the lease. <br />
<br />
<br />
11. The Referral Sum payable under this Promotion will not be deducted from rent, is non-transferrable, non-refundable, and cannot be exchanged for cash. <br />
<br />
<br />
12. The Promoter reserves the right, at its absolute discretion, not to accept a referral. <br />
<br />
<br />
13. If a referral is not accepted, the Promoter is not under any obligation to enter into discussion with a Referring Party or provide reasons for rejection. <br />
<br />
<br />
14. There is no limit to the number of Eligible Tenants that the Referring Party may refer under this Promotion. <br />
<br />
<br />
15. Where an Eligible Tenant identifies more than one Referring Party, or multiple referrals are received for the same Eligible Tenant, only the first referral received and acknowledged by the Promoter (as determined by the Promoter in its absolute discretion) will be entitled to qualify for the Promotion. <br />
<br />
<br />
16. The Promoter shall notify the Referring Party in writing (by email or phone) if they qualify for the Promotion within 14 days after the Eligible Tenant satisfies all requirements under these terms and conditions. Referrals not eligible under these terms will not be notified. <br />
<br />
<br />
17. The Referral Sum may be subject to terms and conditions of the gift card issuer. Any dispute relating to the gift card is strictly between the Referring Party and the gift card provider. <br />
<br />
<br />
18. Any queries regarding the activation, use, or terms of the gift card must be referred to the card issuer. Visit https://www.microgifts.com/ or call the Help Desk on 1300 000 889. Gift cards must be activated within 36 months of issue and redeemed within 36 months of activation, or as per the card issuer’s terms. <br />
<br />
<br />
<strong>Further Terms and Conditions of Promotion </strong><br />
<br />
<br />
19. The Eligible Tenant and Referring Party acknowledge and agree that the Promotion is non-transferrable, non-refundable, and cannot be exchanged for cash. Any applicable taxes are the sole responsibility of the participants. <br />
<br />
<br />
20. The Eligible Tenant and Referring Party must disclose participation in this Promotion to any lending or financial institution if applicable. <br />
<br />
<br />
21. The right to receive the Referral Sum will be forfeited if either party fails to comply with these terms or the terms of the lease agreement. <br />
<br />
<br />
22. This Promotion cannot be used in conjunction with any other promotion or campaign promoted by the Promoter. <br />
<br />
<br />
23. To the extent permitted by law, the Promoter is not liable to the Referring Party or Eligible Tenant for any direct, indirect, or consequential loss arising from participation in this Promotion. <br />
<br />
<br />
24. The Promoter reserves the right to cancel, terminate, modify, extend, or suspend the Promotion at any time without notice. <br />
<br />
<br />
25. If there is any inconsistency between these terms and the lease agreement, the lease agreement prevails. <br />
<br />
<br />
26. These terms and conditions are governed by the laws of Queensland. <br />
<br />
<br />
<strong>Privacy Collection Statement </strong><br />
<br />
<br />
27. The Promoter and its related entities collect and use personal information to manage this Promotion and may disclose your information to third-party agents and service providers. If you do not provide all information <br />
requested, the Promoter may not be able to provide the Referral Sum. <br />
<br />
<br />
28. Your information may be disclosed to overseas recipients assisting the Promoter’s business operations, including in the USA, UK, Philippines, and Japan. <br />
<br />
<br />
29. The Promoter’s Privacy Policy (available at https://www.livmirvac.com/privacy-policy) contains information on how you can access or correct your personal information, or make a complaint.
