Why is the rent account changing?

We're updating the bank account used to collect rent payments. From 1 October, you'll pay your rent into a new account. Everything else stays the same.

2. What does this change mean for me as a resident?

Very little. You'll continue to pay the same rent, on the same schedule, for the same apartment. The only change is the account name and ABN your rent is paid to.

3. Why do I need to re-sign my Direct Debit authority?

Because the bank account receiving your rent payments is changing, a new Direct Debit authority is required. Your existing authority cannot be transferred to the new account, so we'll need a new signed authority from you to make sure your Direct Debit continues without interruption.

4. Do I need to provide my bank account details again?

No. Your new Direct Debit form will already include the bank account details we have on file. Simply check that the details are correct, sign the form and return it to us. If you'd like to use a different bank account, you can update your details at the same time.

5. How do I update or re-sign my payment method?

If you need to update or re-sign your payment method, our Accounts Team is here to help. Simply get in touch at accounts@livmirvac.com and they’ll point you in the right direction.

6. Where can I find my payment settings in the Resident Portal?

If you're already paying by Direct Debit, you can manage your Direct Debit details through the Resident Portal.

If you'd like to sign up for Direct Debit for the first time, log in to the Resident Portal, open the menu in the top left corner and select Direct Debit. From there, simply follow the prompts to complete your setup.

If you're currently paying by credit card, you'll continue to receive your "Your rent is due" email when a payment is due.

7. Can the LIV team update my payment method for me?

No. To help keep your banking information secure, payment details can only be updated by you through the Resident Portal. This ensures your personal information stays protected.

8. What bank accounts can I use for Direct Debit?

Direct Debit payments can be set up using an Australian bank account.

9. How long does it take for my payment method update to take effect?

If you're signing up for Direct Debit for the first time, please allow up to 48 hours for our Accounts Team to review and process your request.

If you're simply re-signing your Direct Debit authority as part of the October account change, your new authority will take effect automatically once it's submitted and all future payments from 1 October 2026 will be processed under the new authority.

10. How can I confirm my payment method has been updated successfully?

You can check the status of your Direct Debit application in the Resident Portal. Your application will show as:

• In Progress – we're reviewing your application
• Approved – your Direct Debit is ready to go
• Rejected – there's something we need you to update

Our Accounts Team will also be in touch if any action is required.

11. What date will my rent be debited?

Your rent will continue to be debited on your usual rent payment date:

• Every 4 weeks in Victoria
• Every 2 weeks in New South Wales and Queensland

Your detailed Payment Schedule is available on the Resident Portal

12. Will I be charged a dishonour fee if there are insufficient funds in my account?

No. At this stage, dishonour fees do not apply.

13. Can I change my payment method again in the future?

Yes. You can update or cancel your Direct Debit details at any time through the Resident Portal.

14. What happens if I don't return my new Direct Debit authority before the deadline?

To help make the transition as smooth as possible, we recommend returning your new Direct Debit authority by 18 September 2026. This gives us enough time to process your authority before the change takes effect.
Your final Direct Debit payment under the current arrangement will still be processed in September.

If we don't receive your completed authority by 1 October 2026, your Direct Debit payments will stop until your new authority is received and processed. To avoid any interruption to your rent payments, it's important that your new authority is completed and returned before this date.

We'll send reminders along the way and continue to follow up with residents who haven't completed the process from mid September onwards, so you have plenty of notice before the change takes place.

15. Could I be debited twice during the transition?

No. Only one Direct Debit authority can be active at a time. Your current authority will be cancelled after the final September payment, so there is no risk of being charged twice because of this change.

16. What should I do if I accidentally pay rent into the old account?

Don't worry, your payment won't be lost. The current account will remain open during the transition period and any payments received there will still be allocated to your rent account. We'll simply ask that you use the new account details for future payments.
